Your figures
The fee is charged on the declared value, which may not be below the property-tax value.

Information only: this calculator gives general information. It is not legal advice and does not create a lawyer–client relationship. The result is an estimate based on the figures you enter and on the statutory values shown on this page with their source and effective date. The facts of a particular case, later changes in the law and court practice may produce a different result. No assurance is given that the result is accurate or that any particular outcome will be achieved. Your entries are processed only in your browser; they are not sent to us or stored.

How it is calculated

  • On a sale, the title-deed fee is 2% (binde 20) charged to the buyer and 2% charged to the seller, separately (Fees Law No. 492, tariff (4) I-20-a).
  • It is charged on the declared sale price, which may not be lower than the property-tax value (emlak vergisi değeri) (art. 63). Each party pays at least the minimum fee for the year.
  • Declaring less than the real price can lead to a tax-loss penalty equal to the unpaid fee (art. 63, as amended in December 2025).

What it leaves out

  • The land registry’s own service fee (döner sermaye), which depends on a district coefficient and is higher when a party is a foreign national; see the TKGM price list.
  • Valuation-report costs, translation and notary fees, and any taxes on the sale itself.
  • Transfers other than sales, such as inheritance or gifts, which follow different rules.
